What a real roof inspection covers in this climate
In Southern Ontario, roof failure rarely starts with the shingle field you can see from the street. It starts at flashing joints, valleys, and attic ventilation — the places freeze-thaw cycling and ice damming attack first. A thorough inspection has to include those, not just a shingle count.
Flashing at every penetration
Chimneys, vent stacks, skylights, and roof-to-wall transitions are where water gets in first. We check each one, not just the ones visible from a ladder at the eave.
Attic ventilation and insulation
Where the attic is accessible, we check for balanced intake and exhaust ventilation and signs of past moisture — key indicators of ice damming risk that you can't see from outside.
Valley condition
Valleys carry more water volume than any other part of the roof and take the brunt of lake-effect snowmelt. We check valley flashing and shingle condition specifically.
Decking condition where visible
Soft spots, staining, or sagging in the decking — visible from the attic side or through existing damage — tell us whether a repair will hold or whether the substrate itself needs addressing.

How long does an inspection take?
Typically under an hour for a standard residential roof, longer if attic access and a larger roof area are involved.
Do I need an inspection if I don't see any problems?
A pre-winter inspection can catch ventilation or flashing issues before freeze-thaw makes them worse. It's optional, but it's cheaper to fix a small gap in October than a leak in February.
Can you inspect a roof for an insurance claim?
Yes, we can document condition and any storm-related damage in a written report you can provide to your adjuster.
Will you try to upsell me on a replacement I don't need?
No. If the roof is sound or only needs a minor repair, we'll say so — a false replacement recommendation isn't worth our reputation.
